I believe that Phoebe was the daugher of Ann Lynam (1838-1898)

It specifically states that she is his niece born in Belper. I assume that James and Martha, having a daughter of about the same age, took her in and raised her as one of their own. At her death in 1956 she leaves her property to Mary Irene Wilson (husband of Harry Wilson). Who is this Mary? Possibly daughter/niece?
